You made the investment and bought a house, but now it’s time to sell it. Probably, you are looking for a bigger house, or you need to change the area for work. Selling your home can be one of the most complex deals you make. You might found in competition with other homes for sale, or in a low market. Whatever the case, you can find it is taking longer than your plan to sell your house.

Although Canadian housing market was up from B.C to other provinces in the East, and people are hoping to sell their home of a profit, some houses couldn’t find new owners and stayed on the market for months or even years. Because each sale is unique, and it might be a challenge to sell your home. If you listed your house for sale months ago and haven’t gotten a single offer, you might be getting discouraged at this point. More importantly, you might want to purchase another property but need to sell your current house in order to do so.

Below are the TWO reasons why you still can`t sell your house among other reasons such as a house in disrepair, a house appears cluttered, or owners not ready to sell.

1. The Price is not right!

Everyone hopes to make a profit on the home that we bought years ago. We put our efforts through years to make payments, maintenance, and improvements along the way. So, we expect to sell at a price that we can break even on our mortgage or the repairs we made, or to pay off a deficit in our budget, but the market doesn’t care about that. If we have overpriced our home, we may be waiting a long time before we can get an offer.

As homeowners, we have an emotional attachment to our homes and tend not to objective about the true value!

So the number 1 reason without question, a home doesn’t sell is price!!!

Even in a seller market where supply is less than demand, the buyers still have the point of control. If the house is not worth to them, they won’t buy it.

“ The value of your home is determined by what a buyer is willing to pay for it. If it is too high, you won’t get any offers. Houses sell when the price is right! ”

2.The Sale is not right!

Sell by homeowner:

Since Duproprio was introduced, many owners choose to use their services to sell their homes by themselves. We don’t discuss the pros and cons of using Duproprio, but we look at the numbers of houses sold throughout the year selling by homeowners and Realtors in order to answer why you still can’t sell your house. Selling with a real estate broker, owners have these advantages:

1- An evaluation by an expert to have the right market value of the house.  This is to avoid an over asking price.

2- All legal aspects. The buyer feels more protected to work with real estate licensing brokers about all legal aspects in their offer of purchase. The presence of a broker encourages more interested buyers.

3- Marketing expertise: Broker creates more traffic by using different methods of marketing diffusing on the Internet, traditional sources and other social networking medias than homeowners with only one Duproprio website.

4- Network of 16 000 brokers in Quebec: the power of collaborating brokers who handle more than 75% of houses sold listed on Centris. The house listed on Centris which can be seen by potential buyers and brokers.

5- Mortgage: The competence and experience of real estate broker will assist the buyer to reach their finance needs.

6- Oversea buyers. Many oversea buyers relied on their broker to search for their investments. Their brokers obviously don’t search properties on Duproprio site.

Sell by broker:

If we use a professional realtor to list our home in good condition with a fair market price and we’ve tried our hardest to make your home presentable, and feel that we have marketed it to the best of our ability, the problem may not be us, the homeowner. It may be the real estate broker!!!We probably chose our broker based on these following mistakes
1- The Broker offer the cheapest commission
2- The Broker who is friend or family member
3- The Broker who offered the higher selling price
4- The Broker who sold more homes than anyone else

The Right broker is the one who completes the sale, does the most effective job of marketing the property, negotiates the most favorable terms and conditions, and communicates with you to make the process as smooth as possible. This is the RIGHT broker you need and this is the RIGHT MAN you need.
